COUNTY ENVIRONMENTAL REPORT <br /> COUNTY REZONING REQUEST(RS—15 to RS—10) <br /> PATRIOT PACIFIC PARTNERS <br /> WAIAKEA,SOUTH HILO, HAVVAI'I <br /> 1. INTRODUCTION <br /> Patriot Pacific Partners("applicant") is requesting the rezoning of a 23,538 square foot parcel of <br /> land from the Residential (RS-15) to Residential (RS-10) district in VVaiakea, South Hilo, Hawai'i. The <br /> property is located on the East side of Nalani Street, approximately 200 feet South of Haihai Street.The <br /> subject property is neighboring property to the lot 58,which was recently rezoned to RS-10 district (TMK <br /> 2-4-21-58). <br /> If approved,the applicant intends to subdivide the 23,538 square foot parcel into two (2) lots <br /> consisting of a minimum of 10,000 square feet each. Currently there is an existing single-family dwelling <br /> on the subject site.The applicant wishes to subdivide the subject parcel for estate planning purposes <br /> and plans to dismantle existing dwelling and instead build two new dwellings (one on each new parcel). <br /> 2. PROJECT LOCATION <br /> The property is located on the East side of Nalani Street approximately 200 feet South of the <br /> Haihai St. and Nalani St. intersection.The subject property is neighboring property to the lot 58,which <br /> was recently rezoned to the RS-10 district(TMK 2-4-21-58). <br /> The entire property is rectangle in shape and relatively level, access to the parcel is via Nalani St. <br /> , which is paved county road. <br /> • <br /> 3. PROJECT DESCRIPTION <br /> a. Project Concept and Components <br /> The subject site consists of 23,538 square feet and has a single-family dwelling located on <br /> the West side of the property or front portion of the property.The applicant wishes to subdivide <br /> the subject property into two (2) lots and eventually remove existing dwelling and instead <br /> construct two (2) single-family dwellings for estate planning purposes. If approved, the <br /> proposed lots would consist of a minimum 10,000 square feet in size. <br /> It is understood that the subdivision plan submitted herein may have to be adjusted prior to <br /> receipt of final subdivision approval to accommodate County subdivision requirements and <br /> appropriate conditions of approval. <br /> The subject site is accessed by a county road and has a county water line to the site. The <br /> Department of Water Supply said they will make an additional water meter available upon the <br /> change of zone being approved. <br /> b.
