BBank0fHawaiiREZ.crk.12.19.18 <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> BANK OF HAWAII <br /> CHANGE OF ZONE APPLICATION (REZ 18-000231) <br /> BANK OF HAWAII has submitted an application for a Change of Zone from a Single- <br /> Family Residential-10,000 square feet (RS-10)to a General Commercial-20,000 square feet <br /> (CG-20) zoning district for approximately 40,282-square feet of land. The subject property is <br /> located at 1339 Kino`ole Street, at the northeast corner of its intersection with West Lanikaula <br /> Street, Waiakea Houselots, South Hilo, Hawai`i, TMK: 2-2-024:003. <br /> PROPOSED ACTION <br /> 1. Applicant's Request: Change the zoning district from Single-Family Residential— <br /> 10,000 square feet (RS-10) to General Commercial—20,000 square feet (CG-20) zoning <br /> district for 40,282-square feet of land. According to the Zoning Code,the General <br /> Commercial district applies to an area suitable for commercial uses and services on a <br /> broad basis to serve as the central shopping or principal downtown area for a city or a <br /> region. No CG district shall be established until there is a demonstrated need for such <br /> action and no two CG districts shall be established in such relationship to each other that <br /> they cannot act as one center and yet are too close together to serve two distinct regions. <br /> Requirements for establishing a land use in the CG district, including a list of the variety <br /> of permitted land uses, are shown in Section 25-5-110 to 118 of the Zoning Code. <br /> (Planning Department Exhibit 1 —Zoning Code Requirements for General <br /> Commercial Districts) <br /> 2. Proposed Development: The applicant requests the change of zoning to CG-20 in order <br /> to develop a new, single-story, 7,500 square-foot office building to house banking <br /> functions at this site. The height of the structure is not expected to exceed forty-five (45) <br /> feet, the maximum allowable by the Zoning Code. While higher than normal for a single- <br /> story building, this added height is designed to provide for the option to accommodate a <br /> -1- <br />
