This new structure would provide the bank the option to either relocate some of <br /> its operations or to provide another branch in proximity to the University of Hawaii at <br /> Hilo and this area of the community. The applicant is proposing a 36-stall parking lot <br /> (including two handicapped stalls) to accommodate customer and employee parking. Project Timetable and Cost: The Applicant intends to finalize the construction plans <br /> and begin construction within the next year. The anticipated opening would be 2020. The <br /> applicant estimates the cost of this project at $2.5 million. <br /> 4. Landowners: 1339 Kinoole Street, LLC. The applicant has executed a purchase contract <br /> for the subject property with the current owner. <br /> STATE AND COUNTY PLANS <br /> 5. State Land Use District: Urban. <br /> 6. General Plan LUPAG Map Designation: High Density Urban, which allows general <br /> commercial, multiple family residential and related services (multiply family residential- <br /> up to 87 units per acre). <br /> 7. County Zoning: Single-Family Residential-10,000 square feet(RS-10). <br /> 8. Hilo Community Development Plan: The Hilo CDP, adopted by Resolution No. 1 on <br /> May 21, 1975, identifies the area as RS-10 zoning for single-family residential <br /> development. <br /> DESCRIPTION OF PROPERTY AND SURROUNDING AREA <br /> 9. Subject Property: The property is rectangular in shape with about 220 feet of frontage <br /> along West Lanikaula Street and 160 feet of frontage along Kino`ole Street. The <br /> topography is fairly level. According to tax records there are four(4) single-family <br /> dwellings on the site, three (3) of which were constructed in 1946, while the other, in <br /> -2- <br />
