Previous Proposed Phasing Plan: <br /> Phase 1 (Proposed to be completed and occupied by 2015): <br /> • A medical office campus approximately 100,000 square feet in size on <br /> • approximately 14 acres, consisting primarily of one- to two-story buildings and <br /> accessory site improvements for multiple physician offices such as a primary care <br /> clinic, orthopedic clinic or cardiology clinic, as well as stand-alone medical <br /> service clinics for recognized vendors. Secondary uses of the medical campus <br /> include diagnostic services such as radiology and labs; health maintenance <br /> services such as dialysis, pharmacy and physical therapy; and ancillary services <br /> such as medical records and equipment storage, centralized billing and human <br /> resources services, centralized medical data technology center, training <br /> classrooms and conference facilities. <br /> • Approximately 100,000 square feet of commercial space on approximately 22.70 <br /> acres, consisting of one- to two-story buildings and accessory site improvements <br /> located near Komohana Street. "Big-box"retailers would not be the preferred <br /> tenants in the commercial area, as the applicant's intent was to attract local <br /> vendors and service providers who will invest in the community for the long-term. <br /> • Approximately 6.90 acres of open space dedicated for passive and active <br /> recreational opportunities. This area would be available to the Hilo community <br /> for active recreation such as tennis courts,playgrounds,bike/pedestrian paths, a <br /> soccer field, and picnic pavilions. In addition, it would be desirable to build an <br /> indoor recreation complex to provide recreation opportunities during inclement <br /> weather. <br /> • Approximately 7.50 acres of passive open space. The Pu`u Honu cinder cone was <br /> to be dedicated and preserved as natural open space for passive use. The slopes of <br /> the cinder cone are too steep for active recreational use but pedestrian pathways <br /> for hiking may be possible. <br /> -4- <br />
