"additional" farm dwelling. (P.D. Exhibit 2- Farm Dwelling Agreement FDA-08- <br /> 000231) <br /> STATE AND COUNTY PLANS <br /> 5. State Land Use Designation: Agricultural. <br /> 6. General Plan Designation: Important Agricultural Land. <br /> 7. County Zoning: Agricultural 20-acres (A-20a). <br /> 8. Hamakua Community Development Plan (HCDP): The HCDP, adopted by the County <br /> Council in August 2018, indicates the subject property is in an Agricultural area outside <br /> of the Urban Growth Boundary and outside designated Rural areas. According to Policies <br /> 4 and 5, the Agricultural areas outside the Urban Growth Boundary and outside <br /> designated Rural areas are to be preserved for agricultural uses, open space, scenic <br /> viewsheds, and natural beauty areas:Development and construction in the Agricultural <br /> designation shall be limited to agriculture, related economic infrastructure and cottage <br /> industries, renewable energy, open area recreational uses, and community facilities, <br /> unless otherwise permitted by law. <br /> 9. Special Management Area: The subject property is located over half a mile from the <br /> nearest shoreline and is not in the Special Management Area. <br /> DESCRIPTION OF SUBJECT PROPERTY AND SURROUNDING AREA <br /> 10. Subject Property: The property sits at approximately 800 feet elevation and is fairly <br /> level. There is a farm dwelling in the middle of the property located about 60 feet from <br /> the road and an additional farm dwelling on the south portion of the property located <br /> about 520 feet from the road. The faun dwelling consists of an old teacher's cottage that <br /> was moved to the property in 2001 and converted to a dwelling in 2010 with building <br /> permit B2007-1839H. The additional farm dwelling was built in 2013 with building <br /> permit B2010-1109H. All building, plumbing and electrical permits for the dwellings <br /> have been finalized. There is an agricultural storage structure located on the south side of <br /> the property about 100 feet from the road. Building permits for this structure have not <br /> been finalized. <br /> 11. Surrounding Zoning/Land Uses: Surrounding properties are'similarly zoned A-20a and <br /> consist of lots ranging in size from 2 to 12 acres. Most of these lots are non-conforming <br /> in size because they were created prior to the establishment of the first zoning code. <br /> -2- <br />
