• <br /> These lots contain small farms with farm dwellings. The Kuwaikahi Stream is located on <br /> the adjacent State property to the northwest. The 11-acre property across Kihalani <br /> ' Homestead Road was recently rezoned from A-20a to A-5a in October 2018. <br /> 12. Agricultural Lands of Importance to the State of Hawai`i (ALISH): Prime <br /> Agricultural Land, which is land best suited for the production of food, feed, forage and <br /> fiber crops. The land has the soil quality, growing season, and moisture supply needed to <br /> produce sustained high yields of crops economically when treated and managed, <br /> including water management, according to modem farming methods. <br /> 13. Land Study Bureau's Detailed Land Classification System: "C" or "Fair" for <br /> agricultural productivity. <br /> 14. U.S. Soil Survey: The soil survey report classifies the soils within the property as <br /> predominately `O`okala silty clay loam (OoD), 12 to 20 percent slopes, which has been <br /> used primarily for sugarcane. Permeability is rapid, runoff is medium, and the erosion <br /> hazard is moderate. Roots can penetrate to a depth of 4-5 feet. <br /> 15. Flood Zone: Zone "X", an area determined by FEMA to be outside the 500-year flood <br /> plain. • <br /> 16. Flora/Fauna Resources: No formal flora or fauna studies were completed for the subject <br /> property because it was cleared and used for sugarcane production for many years in the <br /> past, and is currently being used for cattle grazing. The property's vegetation consists <br /> mostly of guinea grass. The property is not known to be a habitat for any rare, threatened <br /> or endangered species. <br /> 17. Historical and Cultural Resources: The property has been formerly bulldozed and used <br /> for sugar cultivation, thus it is unlikely that any surface historic properties remain. The <br /> property does not contain any features of cultural importance and there is no known <br /> history of traditional gathering associated with the property. <br /> 18. Public Access: There is no record of a <br /> designated public access that traverses the <br /> g <br /> property. <br /> PUBLIC UTILITIES AND SERVICES <br /> 19. Access: Access to the subject property is from Kihalani Homestead Road, a County- <br /> owned and maintained roadway with a right-of-way width of 40 feet. Near the highway it <br /> is a two-lane road that drops down to a one-lane road with grass and dirt shoulders about <br /> -3- <br />
