Appropriate <br /> infrastructure and design controls shall be incorporated into the review of such <br /> developments. <br /> The proposed use is compatible to the existing an evolving commercial and light industrial <br /> uses in this area.As the site is already serviced by adequate infrastructure,including County <br /> sewer and water lines, this project should not require the addition or expansion of public <br /> services. <br /> The State Land Use designation for the subject property is Urban. The Hilo <br /> Community Development Plan (CDP), adopted in 1975, suggests single-family residential <br /> uses in this area, however, this area is transitioning to higher-density commercial/light <br /> industrial type uses. The proposed time extension to Ordinance No. 09-90 would allow for <br /> the establishment of a relevant commercial use that would be in-line with the commercial <br /> developments in the area. <br /> The property is 45,800 square feet in size and is rectangular in shape and is <br /> approximately 200 feet by 229 feet in size. There are presently five (5)rental units on site, <br /> and these units will continue to be rented until the applicant is ready to start construction; a <br /> minimum of six-month's notice will be given to tenants to vacate. The remainder of the <br /> property includes common landscaping(i.e.,grass and small shrubs),as well as unimproved <br /> driveways to the rental structures. <br /> To the north and sharing a property boundary is a Limited-Industrial(ML-20)zoned <br /> property that is entirely developed with a large commercial building that houses several <br /> businesses, such as Apria Healthcare and Sweet Thunder Products (Fusion Sushi). Across <br /> Kawili Street lies more Limited-Industrial(ML-20)zoned properties that contain commercial <br /> and light industrial uses such as car repair, car rentals, and the Farm Supply Cooperative. <br />
