BTran-TonnuFamilyTrustREZ.crk.4.1.20 <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> TED TRAN/TRAN-TONNU FAMILY TRUST <br /> CHANGE OF ZONE APPLICATION (REZ 20-000240) <br /> TED TRAN/TRAN-TONNU FAMILY TRUST has submitted an application for a Change of <br /> Zone from a Single-Family Residential-10,000 square feet (RS-10) to a General Commercial- <br /> 20,000 square feet (CG-20) zoning district for approximately 20,812 square feet of land. The <br /> subject property is located at 78 Lanihuli Street, approximately 150 feet northeast of its <br /> intersection with Kino`ole Street, Waiakea Houselots, 2nd Series, South Hilo, Hawaii, <br /> TMK: (3) 2-2-021 :008. <br /> PROPOSED ACTION <br /> 1. Applicant's Request: Change of Zone from Single-Family Residential— 10,000 square <br /> feet (RS-10) to General Commercial—20,000 square feet (CG-20) zoning district for <br /> 20,812 square feet of land. According to the Zoning Code, the General Commercial <br /> district applies to an area suitable for commercial uses and services on a broad basis to <br /> serve as the central shopping or principal downtown area for a city or a region. No CG <br /> district shall be established until there is a demonstrated need for such action and no two <br /> CG districts shall be established in such relationship to each other that they cannot act as <br /> one center and yet are too close together to serve two distinct regions. Requirements for <br /> establishing a land use in the CG district, including a list of the variety of permitted land <br /> uses, are shown in Section 25-5-110 to 118 of the Zoning Code. Proposed Development/Reason for Development: The applicant is requesting to <br /> change the zoning to CG-20 in order to develop a new, single-story, 9,500 square-foot <br /> warehouse building, including three (3) 720 square-foot food stalls on the Lanihuli Street <br /> side. The height of the structure is not expected to exceed forty-five (45) feet, the <br /> maximum allowable by the Zoning Code. The applicant is also proposing a seventeen <br /> (17)-stall parking lot (including one handicapped stall) to accommodate customer and <br /> -1- <br />
