CARR SMITH: That would create more density and more traffic in that area. <br /> JACKSON: It, it may create less density, if it's designed in a more walkable way. That's the goal. <br /> CARR SMITH: Mike, did you have something else? Mike Vitousek? No? Okay. All right. <br /> Anything else, anyone? <br /> VITOUSEK: Yeah, I do have one more, one more question. <br /> CARR SMITH: Okay. <br /> VITOUSEK: So would the Planning Director then initiate the change of zoning as is indicated in the <br /> change of zoning ordinance? <br /> JACKSON: I'm going to answer that, but, Michael, chime in, if you want to. So if the Commission <br /> and the Council were to determine that this wasn't an appropriate zoning any longer, then the <br /> Director would initiate procedures to change the zoning. <br /> VITOUSEK: And how does that work for the additional properties that would add to get to the 50 <br /> acres? Does the applicant have to opt into that in order to have their zoning changed? <br /> JACKSON: That is a great question. We would have to have that conversation with the applicant, <br /> and we would also probably have to have an internal conversation of whether the Director should <br /> also initiate a change to the Zoning Code to reduce the minimum acreage to create a Project District. <br /> So there is, there is different things we can look at, if the applicant isn't amenable to including other <br /> properties. <br /> CARR SMITH: So, is—okay, Mark, go ahead. <br /> VAN PERNIS: - - - one thing, everybody has been assuming the applicant here is going to be the <br /> developer. I want to remind you that there was a statement shared at the February hearing that the <br /> applicant represented by Mr. Cook is not going to develop, has no ability to develop, nor is <br /> Mr. Schuler, the man behind Mr. Cook- - - going to develop, but this is a sale. This is a sale to <br /> another developer who will not commit to when or where he will develop, or when, and that what we <br /> are doing here is just promoting this sale by Mr. Schuler to this developer who will sometime in the <br /> indefinite future develop,perhaps be the seller themselves. And I think that the true developer <br /> should apply when it plans to be developing <br /> CARR SMITH: Okay <br /> VAN PERNIS: and have public review at that time. <br /> CARR SMITH: All right, thank you.
