Wastewater is described in more detail in Section 3L <br /> of this report. <br /> The applicant hopes to begin the development process as soon as the <br /> requested special permit is granted. The estimated timeframe to <br /> obtain building permits and complete the development and <br /> infrastructure improvements is estimated to be 12 months. The <br /> estimated cost of said improvements for this project is approximately <br /> $1,504,009. The project will be operated by employees of HAAS, <br /> consisting of 28 faculty and staff. <br /> 3B. Subiect Property Description <br /> As noted earlier, the subject site is 2.311 acres of land identified by <br /> TW (3) 1-6-010-1 083. The property is located at 16-1678 341" <br /> Avenue, approximately 1,000 feet west of the intersection of <br /> Orchidland Drive and the Kea'au-Pahoa Road (Figure 1)- <br /> The <br /> ).The subject parcel is rectangular in shape and has two existing steel <br /> warehouse structures on the property. Building A was built in 2012 <br /> and is approximately 6,400 square feet. The adjacent Building B was <br /> also built in 201E and is approximately 4,000 square feet. The <br /> remaining area of the parcel has been cleared. <br /> Permitting History <br /> A Special Permit (94-3) was issued in 1994 to establish a Regional <br /> Trade Center. Given the similarity of the proposed use to the former <br /> project, the applicant anticipates that a special permit can be <br /> approved for this project. <br /> There are currently six (6) active permits on the parcel. Building, <br /> electrical, and plumbing permits are active for the existing structures <br /> on the parcel. Buildings A and B. These permits were issued in 2911 <br /> and 2012 for the previously planned project. These open permits will <br /> be resolved in the process of permitting planned improvements- <br /> 8 <br />
