TMK: 74010002 PLAN APPROVAL APPLICATION <br /> Highway, providing more than double the landscaped area of Rule 17 after deduction of the <br /> parking lot area within the Strip, results in a landscaped area of trees and shrubs exceeding the <br /> combined Rule 17 requirements for landscaping in the Kuakini Hwy. front yard and adjoining <br /> parking area. <br /> Concurrently with this application for Plan Approval, the Owner-Lessee is submitting a request <br /> for an updated Site Plan Approval for adjacent TMK Parcel 1, modified from the prior Plan <br /> Approval solely as to the parking plan/layout, wherein one ADA van-accessible parking space is <br /> provided adjacent to the common street and sidewalk frontages connecting TMK Parcel 1 with <br /> the subject site, TMK Parcel 2 for the purpose of providing ADA accessible parking for the <br /> benefit of new uses proposed to be established on the subject site. An accessible route from <br /> this proposed ADA accessible parking space is shown on Sheet C2 This parking space, and <br /> others to be provided off-site on the Lessee-owner's neighboring TMK Parcel 18, are to be <br /> secured by means of the Shared Parking Agreement mentioned above. <br /> PROPOSED <br /> Applicant proposes to do interior and exterior improvements to the subject building and grounds, <br /> together with parking lot paving and re-striping, providing off-site parking referenced above, and <br /> landscape modification to accommodate establishment of restaurant and accessory retail uses. <br /> These improvements primarily comprise: <br /> 1. Approval of new storefront style doors and glazing for Bays 1-10. <br /> this has been previously approved by Kailua Village Design Commission; <br /> 2. Approval for second floors in warehouse areas: <br /> Approve new second floor for Bay 1 - restaurant/retail use; <br /> approve existing mezzanine second floors in Bays 5-12, 14, 16, & 18; <br /> 3. Pre-approval for Bays 1-10 to be occupied as: <br /> up to 51% or more for Manufacturing or Warehouse/Storage and; <br /> up to 49% or less for related Retail or Office uses. <br /> 4. Approval for Olivia Clare Boutique in Bay 5: <br /> clothing production, warehousing and clothing retail sales; <br /> existing 540 square feet mezzanine area; <br /> 5. Approval for Puna Chocolate in Bay 8: <br /> Food (chocolate) production, warehousing and retail sales; <br /> existing 548 square feet mezzanine area for office use; <br /> 6. Approval for Kona Bay Books in Bays 9 & 10 - <br /> for the warehousing and retail sales of books; <br /> existing 480 sf mezzanine area (part of 51%) office under (part of 49%) <br /> 7. Approval of existing stairs from Lot 14 to Lot 13 (the Brew Pub); <br /> 8. Approval of the parking tabulation; <br /> 9. Approval of the parking spaces locations along Kuakini Hwy. side; <br /> 10. Approval of ADA parking spaces; <br /> 11. Approval of the three legacy loading spaces; <br /> 12. Approval of the 12x50 loading space time zone / regular parking; <br /> 13. Approval of 600 sf sidewalk/dining area; <br /> 14. Approval of tiki torches; <br /> 15. Approval of raised courtyard on Pawai Place side; <br /> 16. Approval of concrete walkway stairs down to Kuakini Hwy. <br /> 17. Lighted ground sign next to walkway stairs at Kuakini Hwy <br /> 2 <br />
