This approach was taken to supplement the income of the family <br /> member on a more sustainable basis. <br /> It should be noted that prior to its operation, the Applicant conferred with <br /> the County Planning Department and was informed that the STVR <br /> requirement of the Zoning Code did not apply to a "hosted" STVR. <br /> Because the Applicant now wants to be in a position to serve breakfast <br /> and have greater interaction with its guests, the Applicant would like to <br /> operate a B&B consisting of 3 bedrooms instead of a "hosted" STVR. As <br /> noted on the site plan, (Figure 3) the B&B would include the 2 bedrooms <br /> in the second dwelling (Figure 4), as well as the detached bedroom <br /> (approved as a guest house) adjacent to the first dwelling. (Figure 5) The <br /> family member living in the first dwelling would not only be the operator of <br /> the B&B but continue to operate and maintain the coffee farm. The first <br /> dwelling, thus, would functionally be the farm dwelling. <br /> The 3-room B&B would operate and be consistent with the criteria for <br /> B&B's outlined in the County Zoning Code. Specifically, these would be: <br /> 1. The operator will reside on the same building site. The operator will <br /> be living on the same site, less than 100 feet from the B&B rooms. <br /> 2. The rooms will be both within the single-family dwelling (2) and <br /> detached unit (3); <br /> 3. The total number of rentable guest rooms would not exceed five (5). <br /> There will be only three (3) rentable rooms; <br /> 4. The maximum number of guests at any one time would be capped at <br /> ten. The total number of guests would be less than ten (10); <br /> 5. Only breakfast meals would be offered to the guests. That is the <br /> Applicant's intent; <br /> 6. There would be a minimum of eight (8) parking stalls available for <br /> guests and the operator. While the stalls will not be paved, they will <br /> be in areas that have little erosion, mud, and standing water: and <br /> 7. Any and all signage will comply with the requirements of Chapter 3 <br /> relating to signs. <br /> 3 <br />
