DESCRIPTION OF STATE AND COUNTY PLANS <br /> 7. State Land Use District: Agricultural. <br /> 8. County Zoning: Agricultural-1 acre (A-la). A bed and breakfast establishment may be <br /> permitted in the SLU Agricultural District and County A-la zoning district with a Special <br /> Permit,provided the establishment operates within the standards described in Section 25- <br /> 4-7 of the Zoning Code (P.D. Exhibit 2-Zoning Code Section 25-4-7). <br /> 9. General Plan LUPAG MAP: Low Density Urban (LDU). <br /> 10. Kona CDP: Section 4.8.2 on the Overall Strategy for Economic Development, supports <br /> Kona's current strengths in agriculture and tourism, of which enhancing agricultural <br /> tourism and maintaining Kona coffee as a specialty crop are key components. Section <br /> 4.8.3 regarding the Economic Development Goal, Objectives, Policies, and Actions, <br /> supports opportunities to enhance Kona's agricultural industry. <br /> 11. Kona Coffee Belt: The subject property is located within the region defined as the "Kona <br /> Coffee Belt". The property currently has an operational coffee farm that will remain in <br /> operation in conjunction with the proposed bed and breakfast operation. <br /> 12. Special Management Area (SMA): The Special Management Area is a part of the <br /> Coastal Zone Management Program and regulated by the County. The property is not <br /> located within the Special Management Area and does not front the shoreline. <br /> DESCRIPTION OF PROPERTY AND SURROUNDING AREAS <br /> 13. Subject Property: The property is located in Holualoa 1st& 2nd Partition Lots Mauka, <br /> approximately 410 feet mauka of the intersection of Duarte Road and Mamalahoa <br /> Highway. The subject parcel is irregular in shape. There are a total of three (3)permitted <br /> structures on the property. There is an existing single story, two-bedroom/two-bathroom <br /> single-family dwelling and a single story one-bedroom/one-bathroom permitted guest <br /> house on site that will be used for the bed and breakfast operation. Additionally,there is a <br /> single story two-bedroom/one-bathroom second farm dwelling on the property that will <br /> serve as the residence for the operator of the bed and breakfast/farm manager. The farm <br /> dwelling was constructed in 1949 and was grandfathered from the farm dwelling <br /> requirements. According to records on file with the Building Division, the following <br /> building permits have been issued for the property: <br /> -2- <br />
