This is an aerial photo. You’ll be able to see the sandy area; and then again you can see the <br />different boats moored out in the bay there. <br />The applicant is requesting a Special Management Area Use Permit to allow the redevelopment <br />and improvement to Reeds Bay Beach Park. The project will be conducted in two phases. This <br />SMA permit is only for Phase I, the Phase I portion of the project. The project, Phase I of the <br />project will consist of a comfort station with restrooms, shower area and storage area. There will <br />be one or two approximately 12-foot by 12-foot, 140 square foot, pavilions, six picnic tables, <br />including three that are ADA accessible, walkways, and low seat walls, drinking fountains and <br />trash receptacles, bike racks, limited trailer kayak access, and landscaping which will include the <br />removal of selected trees, and replacement and additions with native or Polynesian coastal <br />species. This is the master plant that was submitted by the applicant. If you’ll look on the <br />bottom portion of the map you’ll see alternative, Alternative B2 which is a revised master plan <br />from the original submittal back in 2007. The applicant had originally submitted the Special <br />Management Area Use Permit for this application. When the signs went up concerning the <br />application, there were concerns from the public. The applicant had deferred the application to <br />meet with the public and come up with some possible solutions to be able to work out some <br />disagreements with the project. So this is a result of the collaboration with the public. <br />On there, on the master plan you’re going to see the new trees that will be in the area. It’s <br />difficult to see but there’s outlines of certain trees that will be removed. There are picnic tables, <br />a pavilion in this particular area. The comfort station is in this area. And this particular master <br />plan also shows Phase II portion which is located on the adjacent property to the left. It’s similar <br />to Phase I. One of the big differences is that there’s going to be a 51-stall paved parking area for <br />the public. One of the, a big issue regarding this application is the fact that the proposal will <br />restrict parking on the beach and require parking to be either along the roadway or, at this time, <br />on the gravelled area on the adjacent parking area. <br />This is a demolition plan. This identifies more clearly the selected trees that will be removed <br />with this application. These are identified with the circle and an x. So it kind of, and we’ve <br />recently submitted that to the Commission for their review in case there’s any issues regarding <br />this matter. <br />Some site photos of the particular area. This one is from a helicopter, I’m sorry, so you can see <br />Reeds Bay in this area, again, the boats moored out there, the parking area on the adjacent <br />property. This is a site photo looking towards the north. You can see the beach area. Again, <br />vehicles parking on the beach, sidewalk, and the roadway. This is looking to the south in the <br />opposite direction. This kind of gives you an idea on the width of the roadway as well as, again, <br />parking on the beach area. And this is the area generally where that comfort station will be <br />located. The Planning Department’s recommendation is that this request be approved with <br />conditions. In regards to submittals, again, the only submittal that has come in since then is the <br />demolition plan that has been submitted to the Planning Commission.
