areas, and the Open zoned area be rezoned to a Project District. The total land area is <br />approximately 170+ acres. <br />The Applicant plans to develop 600 -, up to 600 single family and/or multiple residential units <br />within the area, and I'll refer to the site map that was presented by the Applicant. This <br />particular project is being referred to as the University Terrace project, project district. The <br />Applicant, as I indicated, would be -, is proposing 600 multiple or single family residential <br />units, and these lands would be in this configuration. The yellow shaded areas are areas <br />proposed for single family residential, and the -, single family residential, and the brown <br />shaded areas are areas proposed for multiple residential units. The Applicant also intends to <br />provide up to 150 transient accommodation units, and that would basically consist of <br />approximately 10 acres. <br />Within the pink shaded or orange shaded areas, the Applicant will be providing or will be <br />constructing approximately -, up to 350,000 office or retail commercial spaces. <br />The Applicant will also be providing an open area, and this is the current Alenaio Stream, and <br />if you are familiar with the -, this particular area of Hilo, there is the Alenaio Stream channel <br />that is located in this general configuration. <br />The proposal is to build this project over a period of 10 years. The Applicant intends to commence <br />construction in approximately year 05 and hopefully to complete build out by year 2014. <br />Previously, this particular property received a use permit to allow the development of an 18- <br />a <br />hole golf course formerly referred to as the Ponhawai Golf Course. Since the Applicant <br />intends to do this project district, they are also -, simultaneously requested that the use permit <br />application be nullified, and that is a separate agenda to be heard after this particular request. <br />We have received numerous letters from surrounding property owners, and I'll refer to -. <br />First of all, I'll point out some of the affected subdivisions. One is the Sunrise Ridge Estates <br />Subdivision, which abuts the subject property to the -, I believe this would be the south. And <br />these properties are developed into 10,000 square foot size lots. <br />We had also received a number of correspondences from individuals within the Sunrise Estate <br />Subdivision, and the Sunrise Estate Subdivision is located in this general configuration and <br />consists of one-acre size lots. <br />The concerns that were expressed by those that submitted the letters on this petition cited that <br />the density of the project is great. I believe they indicated that the project would consist of six <br />to 10 acres, 10 units per acre. The Applicant, although not cited in the application itself, did <br />inform the public or the communities that they would be able to -, or they would construct <br />some of the structures up to 10 stories. Some of the applicants, I mean some of the adjoining <br />property owners in their letter expressed concern regarding the additional height being not in <br />3 <br /> <br />
