The first one was the dedication of the land at no cost for Alii Parkway but I <br />think the one that might be a little bit confusing and Id like the Director hopefully to comment <br />on this is that 50% requirement on the affordable housing. Because its my understanding that if <br />the developer is only able to build, proxies out at a 140% of median income then that would <br />imply that 100% of the units would then be in the affordable range. Am I correct in my <br />interpretation? <br />ALAMEDA:Director Yuen? <br />YUEN:Thats right. At (inaudible) conditions which was a clarification made by <br />the applicant at the last meeting is that theyll generate housing credits equal to not less than 50% <br />of the total number of units developed. And the way the housing credits work is that the top end <br />of what is considered affordable which is 140% of median income you only earn a half credit. <br />So if you did all affordable at the top end then the project would have to be 100% affordable. <br />WATANABE:I have a follow-up to that. <br />ALAMEDA:Go ahead. <br />WATANABE:You know, is there a way, we have that requirement in and thats great and <br />becauseitsachangeofzoneitdoesgototheCountyCouncilforapprovalweonlymakethe <br />recommendation as this body. But is there a way for that affordable requirement to be reduced <br />without going to County Council in the future, if they find that economically its unfeasible? <br />ALAMEDA:Director? <br />YUEN:Not if its put in as a condition on an ordinance. <br />WATANABE:So any changes to that condition would require County Council approval. <br />YUEN:Thats right. <br />WATANABE:Oh, thank you. <br />ALAMEDA:Thank you Commissioner Watanabe for bringing that up. Commissioner <br />Siracusa? <br />SIRACUSA:Yes, Jeff last year we, this Commission approved a housing development <br />by Suffolk and Puaa. Would you point out on the map where they are in relationship to this <br />proposal? <br />DARROW:Thank you Commissioner Siracusa. In, this is the area of the application <br />that we are looking at identified with a blue dot. Just a little further south, south-east we have <br />the location of the previous approved Suffolk Development as well as Puaa Development in this <br />particular area.
