The subject property is located at 27-2365 Hawaii Belt <br /> Road, 300 feet west(mauka)if it's intersection with Kalaoa Camp Road,Portions of Aleamai & <br /> Kalaoa, South Hilo, Hawaii, TNM: (3) 2-7-008:130. <br /> PROPOSED ACTION <br /> I. Applicants' Request: Change of Zone from an Agricultural-20 acres (A-20a)to a <br /> Family Agricultural-2 acres (FA-2a) zoning district for approximately 9.581 acres of land <br /> in order to create a three (3)-lot subdivision. Currently there are two (2) dwellings (single <br /> family dwelling and an additional farm dwelling)located on the subject property and an <br /> entitlement for a second additional farm dwelling that has not yet been built. The <br /> property is currently being used to cultivate a variety of fruit trees, and includes a start up <br /> nursery and a small equestrian use. Requirements for establishing a land use in the FA <br /> zoning district, including a list of the variety of permitted land uses, are shown in Section <br /> 25-5-60 to 62 of the Zoning Code. Proposed Development: If the requested land use entitlement changes are approved,the <br /> applicants propose to subdivide the subject parcel into three (3)lots, consisting of <br /> approximately 3.7 acres, 2.8 acres, and 2.083 acres, exclusive of a 1+ acre road/utility <br /> easement that bisects the property. The applicants are currently eligible to have a total of <br /> three (3) dwellings on the subject property,two (2) of which are defined as additional <br /> farm dwellings, and the third as a single-family dwelling used as a bed and breakfast. <br /> Two (2) of the three (3) lots would be conveyed to family members, and would each <br /> contain a farm dwelling,while the lot with the single-family dwelling would be retained <br /> -1- <br />
