corner of the Hoea Road/Akoni Pule highway intersection and is triangular in shape. The <br /> property is currently vacant of any structures or other improvements and has been cleared <br /> and maintained. According to the applicant, it appears that an existing garage constructed <br /> on the adjoining parcel to the east is extending into the subject property by approximately <br /> five (5)feet. The applicant is in the process of resolving this encroachment issue with the <br /> neighbor. There were no metes and bounds descriptions available for the subject property <br /> as it was considered a remnant lot. On August 16, 2021 the landowner along with their <br /> surveyor recorded an updated metes and bounds description with the State Bureau of <br /> Conveyances for the subject parcel. The updated metes and bounds description corrects <br /> the total size of the subject parcel to be 7,544 square feet and fixes the discrepancies that <br /> were concerns made by the North Kohala Community Resource Center. <br /> 12. Surrounding Zoning/Land Uses: Properties immediately adjacent to the east and <br /> extending back into Hawi Town and along the highway are zoned CV-10 and support <br /> commercial uses. The property directly adjacent to the east is the home of the North <br /> Kohala Community Resource Center(Kohala Welcome Center). The property directly <br /> adjacent to the south is a Remnant Lot"J"that is currently zoned A-20a and owned by <br /> the State. Other zoning in the area consists of residential (RS-15), agricultural (A-la <br /> through A-20a) and limited industrial (ML). Associated uses include institutional <br /> (churches & County Highway Maintenance operations), residential and agricultural uses. <br /> 13. Flood Zone: Zone "Y', an area of minimal flood hazard. <br /> 14. Flora/Fauna Resources: No professional flora or fauna surveys were conducted for the <br /> site as the property has been cleared and maintained as part of a landscaped area adjacent <br /> to the entry marker of Hawi town as part of a community-led enhancement project in <br /> 1990. Prior to that, the area was cleared of vegetation during the sugar plantation era. <br /> 15. Archaeological/Historic/Cultural Resources: There are no known archaeological <br /> resources on the subject property due to its improvement as a landscaped entryway into <br /> Hawi town in 1990. The applicant does not anticipate any significant land alterations to <br /> support the food truck use. Finally, there are no known customary native Hawaiian <br /> cultural resources, customs or practices on the subject site. By letter dated July 14, 2021, <br /> the State Historic Preservation Division determined that no historic properties would be <br /> affected by the proposed rezone. <br /> -3- <br />
