Building, Jai and Chris down there, so we can accommodate all the Codes, the setbacks <br />necessary, fire access, etc. and then we applied for MCX zoning; that way we are compliant. <br />We just got blind-sighted by the Conditions G and H. G, hopefully, we will work something out. <br />But H, I need further explanation from the Council (sic) on the dedicating of the ten-foot <br />Kamanu strip, which would start here and then here; there is redundancy there. If we dedicate <br />ten feet and it’s actually used, then take away that whole area, ten feet into our property, we lose <br />either ten-foot landscaping or all the parking stalls; now we are no longer MCX compliant. So <br />it’s redundant. If we have to meet that condition and surrender ten feet of our property, we can <br />no longer be MCX compliant. So I don’t, we are not really clear on where this is going on the <br />rezoning issue, because if we rezone and do that, we are not compliant anymore. So if you can <br />clarify that, I’d appreciate just to get that point, so we can continue. <br />WATANABE: Okay, thank you. I’m going to have to refer to staff on the ten feet. I <br />don’t believe the ten feet would encroach into your parking area. But maybe Maija, you can <br />confirm that? <br />COTTLE: The ten-foot requirement likely would encroach into the parking area, so <br />they may have difficulty meeting the minimum parking standards for that zoning. <br />WATANABE: I’m a little lost there. So, we are saying we have an existing parking area, <br />right? <br />COTTLE: A portion of the parking area has been constructed -. <br />WATANABE: Yeah, a portion, yeah, the first portion, right, yeah, because the other part <br />is just graded, right? But the ten-foot encroaches into that? The existing and planned, proposed? <br />COTTLE: The recommended ten-foot setback would probably partially encroach into <br />some landscaping and then probably halfway into these parking spaces. <br />WATANABE: So that eliminates, essentially eliminates the all the stalls on the mauka <br />side. <br />COTTLE: Correct. <br />WATANABE: How many stalls are those? <br />COTTLE: Probably about 20, a little over 20. <br />W.
