■ Once the container shipment is unloaded and transported into the warehouse facility, <br />the products are segregated and then transported to the applicant's businesses in <br />Volcano via smaller delivery vans, which amounts to approximately 12 daily <br />deliveries. <br />■ As the Orchidland General Store is situated immediately to the east (makai) of the <br />subject property and existing warehouse facility, the transport of products from the <br />warehouse is directly via an existing dock situated between the two properties, with <br />the use of forklifts and hand trucks to carry products. <br />2. Purpose for the Request: According to the applicant, the requested continued use of the <br />property and structure for administrative, warehousing and distribution operations <br />associated with the applicant's commercial retail and service activities located in <br />both Orchidland Estates Subdivision (Orchidland General Store/True Value Hardware) <br />and Volcano Village (True Value Hardware store and Thai Thai Bistro & Bar). This <br />central facility efficiently supports the applicant's other retail and service businesses, <br />eliminating the need to provide additional storage capacity at each business location, <br />especially when similar products are being sold at both locations of their True Value <br />hardware operations. Furthermore, the applicant has indicated that the facility will only <br />be used to support its other commercial business listed in the application and will not <br />expand the use beyond what is represented. Finally, obtaining a Special Permit will <br />legitimize the use that has been operating for nearly 20 years without the appropriate land <br />use entitlements. <br />3. Employees: The warehouse facility is staffed by three (3) administrative employees. The <br />warehousing and distribution operations is staff by four (4) warehouse employees and <br />one (1) driver. <br />4. Hours of Operation: Existing administrative, warehousing and distribution activities <br />occur seven (7) days a week from 6:00 am to 6:00 pm. The applicant intends to continue <br />these hours. <br />5. Project Timeframe: According to the application, upon approval of the Special Permit, <br />they will promptly apply for Plan Approval and provide all necessary on -site <br />improvements as may be deemed necessary. Furthermore, the applicant will make every <br />effort to secure the necessary building permits for a change of use of the existing <br />-2- <br />
