There will be no change to the existing building footprint. <br /> The anticipated cost of the proposed improvements is $450,000. <br /> The subject parcels are zoned Resort-Hotel (V-.75) by the County and designated Urban District <br /> by the State Land Use Commission. The parcels are primarily designated Resort Node (ren), but <br /> also have smaller areas designated as both Open (0) and Medium Density Urban (mdu) by the <br /> Hawaii County General Plan Land Use Pattern Allocation Guide (LUPAG) Map. The parcels are <br /> located entirely within the Special Management Area (SMA), but are not located in a "shoreline <br /> area" as defined by Section 205A-41, Hawai`i Revised Statutes (HRS). <br /> Pursuant to Hawaii Revised Statutes (HRS) 205A-45 and County of Hawaii Planning <br /> Department (PD) Rules of Practice and Procedure Section 11-5(a) Establishment of Shoreline <br /> Setback Lines, "Except as otherwise provided in this section, all lots i,,,hich abut the shoreline shall <br /> have a minimum shoreline setback line of ferry feet". On December 28, 1988, the Planning <br /> Commission granted a Shoreline Setback Variance(SSV 641) covering Parcels 025, 028, and 043, <br /> which allowed the construction of a commercial specialty center and related improvements, <br /> portions of which. were situated within the shoreline setback area. With the exception of the <br /> proposed installation of safety netting znakai of the volleyball court on Parcel 043, all of the other <br /> improvements are proposed to take place outside of the shoreline setback area. The proposed <br /> installation of safety netting is covered under SSV 641, <br /> Special Management Area Determination: <br /> SMA Use Permit No. 277 was granted by the Planning Commission at a public hearing on <br /> December 28, 1988, along with the previously mentioned Shoreline Setback Variance, to allow <br /> the development of a commercial specialty center and related improvements on Parcels 025, 028, <br /> and 043.
