APPLICANT: KULANA KEA, LLC (REZ 05-018) <br />Change of Zone for 26.122 acres of land froman Agricultural 20-acre (A-20a) district and a <br />Single Family Residential 15,000 squarefoot (RS-15) district to a Family Agricultural 5-acre <br />(FA-5a) district. The properties involvedare located along the north side of Kulana Kea Road, <br />approximately 850 feet west of the Kulana Kea Road Wainaku Street intersection, Wainaku <br />Farms Subdivision, Wainaku, South Hilo, Hawaii, TMK: 2-6-32:4 & 5. <br />(SEE EXHIBIT D) <br />REZ 05-019The Commission took this item up at 4:20 p.m., with <br />MATSUNOone person from the pubic in attendance. <br />ENTERPRISES, LTD. <br />PONAHAWAI, <br />SOUTH HILO <br />APPLICANT: MATSUNO ENTERPRISES, LTD. (REZ 05-019) <br />Change of Zone for 8 acres of land from an Agricultural 1-acre (A-1a) district to a Neighborhood <br />Commercial 20,000 square foot (CN-20) district. The property is located along the south side <br />Ponahawai Street, approximately 1,500 feet east of the Komohana Street Ponahawai Street <br />intersection and diagonally across from the Homelani Cemetery, Ponahawai, South Hilo,Hawaii, <br />TMK: 2-3-36: portion of 18. <br />Mr. Hayashi oriented the Commission and public of the subject and surrounding properties on <br />the location map and site plan, and summarized the request. He noted the Planning Directors <br />favorable recommendation with conditions and amended the second sentence in Condition N to <br />read, This requirement shall be approved by the Administrator of the Office of Housing and <br />Community Development prior to final subdivision approval for any new residential structures. <br />For Commissioner McCalls information, Mr. Hayashi indicated on the presentation map the <br />location of Alenaio Stream, which borders the rear portion of the 24-acre area and not the 8-acre <br />area. <br />ForCommissionerWatanabesinformation,Mr.Hayashinotedthattherewillbeone <br />ingress/egress from Komohana Street with aleft-turn storage lane and that Civil Defense has <br />suggested there be another ingress/egress from Ponahawai Steet for emergencypurposes only. <br />Mr. Hayashi said although the Planning Department has not received any letter in support of or <br />in opposition to the request, Mr. Fuke did submit a letter from a Mr. Logan expressing his <br />concern on the drainage in the area. <br />In response to Mr. Alamedas inquiry, Mr. Hayashi indicated on the presentation map the <br />location of the proposed Mormon Church. <br />The applicants representative, Sidney Fuke and Glen Hashimoto, were in attendance. <br />Mr. Fuke said the applicant agrees to the proposed conditions and shared with the Commission <br />an artists rendering of the proposed project. He indicated on the presentation map the subject <br />and surrounding properties and noted that applicant is proposing the commercial development in <br />5 <br /> <br />
