<br />PLANNING COMMISSION <br />COUNTY OF HAWAII <br />HEARING TRANSCRIPT <br />May 26, 2006 <br />A regularly advertised hearing on the application of <br />SUNSTONE KONA, LLC (SMA 05-005) <br />was called to order at 3:32 p.m. at the King Kamehameha's Kona Beach Hotel, 75-5660 Palani <br />Road, Kailua-Kona, Hawaii with Chairman C. Kimo Alameda presiding. <br />PRESENT:C. Yuen, Planning Director <br />Norman Hayashi, Planning Program Manager <br />Phyllis Fujimoto, Staff Planner <br />Jeff Darrow, Staff Planner <br />And approximately 21 people from the public in attendance. <br />APPLICANT: SUNSTONE KONA, LLC (SMA 05-005) <br />Special Management Area (SMA) Use Permit to allow the development of 289 Multiple-Family <br />Residential units and related improvements, including associated commercial space. The <br />property is bordered by Alii Drive and Kuakini Highway, approximately 1,040 feet south of the <br />nd <br />Lunapule Road-Alii Drive intersection, Kahului 2 <br />, North Kona, Hawaii, TMK: 7-5-19:1. <br />ALAMEDA:Final agenda item, Sunstone, Kona, LLC, SMA 05-005. Staff? <br />DARROW:Thank you, Mr. Chairman. If I can direct your attention to the location <br />map on the board, the area of this application is within the North Kona District of Hawai i. Just <br />for reference, this white line running in a north-south direction is Alii Drive. We have Kuakini <br />Highway with the red line, the red line signifying the SMA. The area of this application is <br />identified with two red dots; and the reason for that is because it contains portions of the property <br />being broken up through the proposed Kahului to Keauhou Parkway. <br />Again, for reference, just to bring to your attention condominium units in the area, in this <br />particular area we have the Kona Sea Ridge Condominiums. Up in this particular area, we have <br />the Kona Sea Villas; we have Alii Park Place which we€ve received quite of bit of <br />correspondence from people within that facility. And then in this particular area, we have the <br />Alii Lani Townhouse complex. We might be referring to those throughout the hearing.
