October 2022: Bender Consulting LTD acquires parcel 28. <br /> STATE AND COUNTY PLANS <br /> 20. State Land Use Designation: Agricultural. <br /> 21. General Plan LUPAG Map Designation: Medium Density Urban. <br /> 22. County Zoning: Family Agricultural-2 Acres (FA-2a). <br /> 23. Puna Community Development Plan (CDP): The Puna CDP was adopted by the <br /> Hawaii County Council, Ordinance 08 116, on September 10, 2008. The project site is <br /> situated just outside the boundaries of the proposed Kea`au Regional Town Center, which <br /> is located just to the south and west of the subject properties. <br /> 24. SMA: The Special Management Area(SMA) is a part of the Coastal Zone Management <br /> Program and regulated by the County. The project site is located approximately 3.5 miles <br /> from the nearest shoreline and is not situated within the SMA. <br /> DESCRIPTION OF PROPERTY AND SURROUNDING AREAS <br /> 25. Subject Properties: Parcel 24 is generally square shaped, is approximately 2.41-acres in <br /> size and is vacant of any structures or improvements. Parcel 27 is also generally square <br /> shaped and is approximately 2.996-acres in size. A deepwater well has been developed <br /> on this parcel to service the proposed water bottling plant and a shed was constructed to <br /> protect the well and pump. Parcel 28 is rectangular in shape and consists of 2.424 acres of <br /> land. This parcel is vegetated and vacant of structures. <br /> 26. Surrounding Zoning and Land Uses: Surrounding properties are zoned A-20a, A-5a <br /> and MG-20. Uses in the area include the Hawaiian Springs water bottling facility on the <br /> A-5a zoned property (parcel 001) directly to the north which was part of the original <br /> Special Permit project area, a solar farm on the MG-20 zoned lands, agricultural <br /> warehouses, and scattered residences. Additionally, there have been various Special <br /> Permits approved in the area, including several processing facilities for papaya,pickled <br /> vegetables, fruit, and macadamia nut.
