Existing Improvements <br /> There is an existing grandfathered house near the road which will be demolished. <br /> There is existing fencing along the road. <br /> D. VALUATION OF PROPOSED USE <br /> The estimated cost of the proposed Project is $950,000 <br /> The proposed Project would be expected to begin upon obtaining all necessary approvals, <br /> including the subject SMA Assessment Application. <br /> .E. RELATIONSHIP TO COUNTY GENERAL PLAN <br /> Hawaii County General Plan <br /> The Hawaii County General Plan is the long-range policy document for the comprehensive <br /> development of the Island of Hawaii. The General Plan provides direction for the balanced <br /> growth of the County. The General Plan contains goals,policies and standards as well as the <br /> LUPAG map. <br /> The Project conforms with the following goals,policies and standards of the General Plan. <br /> Environmental Quality: <br /> Goals: <br /> (b) Maintain and, if feasible, improve the environmental quality of the island. <br /> Policies: <br /> (a) Take positive action to further maintain the quality of the environment. <br /> Discussion: <br /> The Applicant is very sensitive to the environmental quality of the Property as well as the <br /> surrounding area, including the nearshore water quality. In relation to the Project, <br /> applicant intends to take no action which would negatively impact the ocean. <br /> Flooding and Other Natural Hazards: <br /> Goals: <br /> (b) Prevent damage to man-made improvements. <br /> Policies: <br /> (d) Any development within the Federal Emergency Management Agency designated <br /> flood plain must be in compliance with Chapter 27. <br /> (q) Consider natural hazards in all land use planning and permitting. <br /> Discussion: <br /> The Applicant is aware of the natural hazards that have the potential to affect the <br /> Property. The parcel is not in flood zone. <br /> 4 <br />
