Before I conclude the presentation, I’d like to make a change to one of our conditions, as well as <br />to a portion of our Rec, and also bring to your attention that we have had several correspondence <br />submitted to the Planning Department since this application was distributed to the Planning <br />Commission. These have all been handed out to the Planning Commission. If we could look at <br />the conditions, specifically we are looking at Condition E, currently Condition E reads, “A traffic <br />signal at the intersection of Mmalahoa Highway and Haukapila Street shall be completed, prior <br />to the issuance of a Certificate of Occupancy for the proposed project.” The Planning Director is <br />recommending that we add, that we make a change to this condition, and the change would read <br />as follows: “A traffic signal at the intersection of Mmalahoa Highway and Haukapila Street, <br />and construction of the Mmalahoa Bypass to the Npo‘opo‘o junction shall be completed prior <br />to the issuance of a Certificate of Occupancy for the proposed project.” The reason for this <br />addition is within the Kona Community Development Plan under TRAN-6.1 Official <br />Concurrency Map, it states that “Any rezoning in South Kona approved prior to the completion <br />of the Mmalahoa Bypass Road shall restrict occupancy until this bypass project is completed.” <br />So this is added based on that statement within the Community Development Plan. <br />Additionally, we would like to make one simple change to our Recommendation on Page 5, and <br />this would be on the last sentence of the first paragraph on Page 5; so it’s right in the middle of <br />the page -. <br />GIFFIN: Four? <br />DARROW: I’m sorry? <br />GIFFIN: Page 4? <br />DARROW: Page 5, yeah. And what it will state -. Currently it says, “A condition of approval <br />will be included to reflect this understanding, consistent with concurrency requirements.” We <br />would like to change the sentence to state, “A condition of approval will be included ensuring <br />consistency with the concurrency requirements.” So basically we are just stating that our <br />conditions that we are adding are ensuring consistency with both the concurrency requirements <br />within the Zoning Code, as well as within the Community Development Plan. <br />With that, that concludes our presentation.
