foot addition is proposed on the south side of the existing building to support offices and a <br /> lounge area. A new 6,770 square foot building is proposed to house eight( 8) service bays <br /> and a detailing area. One hundred thirty-five (135) parking stalls are proposed for <br /> customers, employees, and sales inventory. A breakroom, locker room, and one (1) half <br /> bath and shower room are also proposed for employee use. Three (3) loading zones will <br /> also serve the site. <br /> 4. Construction Timetable and Cost: The applicant aims to secure the requested change of <br /> zone and Special Management Area Use Permit approvals as soon as possible and begin <br /> the building permit process immediately thereafter. Tentatively,plans call for securing all <br /> necessary permits by mid-2024. Project improvements and renovations are planner to be <br /> completed by early-2025. The estimated cost of improvements for this project will be <br /> approximately $1,000,000. <br /> 5. Supportive Information: The applicant has submitted the attached in support of the <br /> request(Planning Department Exhibit 1 —Change of Zone Application dated May 19, <br /> 2023, and Planning Department Exhibit 2 - SMA Use Permit Application dated May <br /> 19,2023). <br /> 6. Landowner: 92 Kalanianaole LLC <br /> BACKGROUND INFORMATION <br /> 7. August 1, 2005— Special Management Area Minor Permit No. 05-08 (SMM 05-000008) <br /> was approved for the completion of grading activities on the subjectparcel to accommodate <br /> a building pad and clear vegetation. <br /> STATE AND COUNTY PLANS <br /> 8. State Land Use District: Urban. <br /> 9. General Plan LUPAG Map Designation: Industrial (Ind) <br /> 10. County Zoning: Resort-Hotel 7,500 square feet(V-0.75) <br /> 11.
