DESCRIPTION OF SUBJECT PROPERTY AND SURROUNDING AREA <br /> 13. Subject Property: The subject property is located on the south side of Kalaniana`ole <br /> Street, across from Reeds Bay Ice Ponds. The property is between Kalaniana`ole Street and <br /> Kamehameha Avenue, and approximately 0.5 miles from the Hilo Harbor. There is an <br /> existing building on the site which houses a number of retail and restaurant type tenants. <br /> The property is completely cleared and approximately half is developed with pavement, <br /> parking and the existing commercial building. <br /> 14. Surrounding Zoning and Land Uses: The surrounding area has mixed zoning but is <br /> generally commercial and industrial. Limited Industrial District 20,000 square feet (ML- <br /> 20), and General Industrial 1-acre (MG-la) zoning districts are located to the south and <br /> east. Resort-Hotel 750 square feet(V-0.75) and Open zoning districts are to the north and <br /> west, along with an area of General Commercial 10,000 square feet CN-10 and Industrial- <br /> Commercial Mixed 20,000 square feet(MCX-20) also to the west. Reeds Bay Ice Ponds is <br /> located approximately 85-feet from the property to the north. To the north is the existing <br /> SCP Hilo Hotel and Restaurant, while adjacent to the property is the Suisan warehouse and <br /> will-call facility. <br /> 15. Flood Zone: The majority of the subjectparcel is within the Flood Zone"X". A portion of <br /> the northern side of the parcel is designated as AE(Special flood hazard area inundated by <br /> the 100-year flood with BFE determined) and VE (Special flood hazard area inundated by <br /> the 100-year coastal flood with BFE determined). <br /> 16. Coastal Hazard: The property is located approximately 80 feet mauka of Reeds Bay Ice <br /> Ponds, but is not an oceanfront parcel due to the location of Kalaniana`ole Street between <br /> this parcel and the ponds. <br /> 17. Recreational Resources: The subject property is located across from Reeds Bay Ice <br /> Ponds,which is frequently used by the community for recreational activities such as fishing <br /> and swimming. A newly built sidewalk fronts the subject property to the north for the <br /> public to walk along Kalaniana`ole Street. No other public uses or access is located on this <br /> parcel. <br /> 18. Scenic Resources: The site has been sed for commercial purposes for many years, <br /> and the existing building will be utilized for the proposed parts and sales building <br /> with a 1,120 square foot addition.
