a.Application for a State Land Use Boundary Amendment for 4.182 acres of land from the <br />Agricultural to the Urban District. <br />b.Application for a Change of Zone for 13.478 acres of land from Limited Industrial- <br />20,000 square feet (ML-20), General Industrial-5 acres (MG-5a), Village Commercial- <br />10,000 square feet (CV-10) and Agricultural 20-acre (A- 20a) to Single Family <br />Residential-20,000 square feet (RS-20) and ML-20 districts. <br />c.Application for a Special Management Area (SMA) Use Permit to allow the development <br />of an 11-lot subdivision, including portion of a roadway lot, and related improvements. <br />Norman? <br />HAYASHI:Thank you, Mr. Chairman, Members of the Commission. This particular <br />application, these applications were heard several times over the past year-and-a-half. It has <br />been continued numerous times. And the last time it was on the agenda was back in January of <br />this year, at which time the Applicant and the community requested that the hearing be continued <br />inorderthattheycouldironoutsomeoftheissuesthat,andcometosomekindofagreement <br />regarding the concerns that the community had. <br />As a matter of orientation, particularly for Commissioner Siracusa -. <br />SIRACUSA:Thank you. <br />HAYASHI:Ill go to this particular map, this would be the overall location map. This <br />is the Kulaimano Subdivision, along the Hawaii Belt Highway. This would be in the Hilo <br />direction, and this would be towards Waimea. The subject property is, or the areas under <br />consideration is in this general area, which is the former Pepeekeo Sugar Mill and Pepeekeo <br />community at the Pepeekeo Point. <br />The Applicant is requesting that, one, a 4.182-acre area be reclassified from the State Land Use <br />Agricultural to the Urban District. They are also requesting, simultaneously requesting, that this <br />particular property, which is currently zoned Agricultural 20 acres be zoned to Limited Industrial <br />20,000 square feet. This is the old baseyard, sugar companys baseyard. There are existing <br />structures on the property that were used for the baseyard. <br />The Applicant is also requesting that this particular area shaded in orange be reclassified or <br />redistricted from the MG-5a to a Single Family Residential-20,000 square foot zoned district. <br />Also, this particular area, which is situated, indicated in this green shaded area, is currently <br />zoned ML-20, Limited Industrial-20,000 square feet. The Applicant is requesting that this <br />particular property be rezoned also to a Single Family Residential-20,000 square foot zoned <br />district. <br />Finally, the Applicant is requesting that this particular area shaded in blue, consisting of 1.1 acre, <br />be rezoned from a CV or Village Commercial-10,000 square foot zoned district to a Single <br />Family Residential-20,000 square foot district. <br />2 <br /> <br />
