The Land Division Administrator <br /> building is in extremely poor condition. The Ph: (808) 587-0422 <br /> design includes a complete gut and extensive <br /> renovations to the building and surrounding site <br /> for utility upgrades, parking improvements and <br /> landscaping. Design retrofits are aimed to meet <br /> the DLNR's current and future programmatic <br /> needs, and to bring the dated building <br /> (constructed in the 1960's) into compliance with <br /> today's building, energy and land-use codes. This <br /> project is currently being reviewed by the Hawaii <br /> County Planning Department for its building <br /> permit. Hawaii County Plan Approval has already <br /> been obtained. Construction is expected to start <br /> in 2021. <br /> Successful Project Elements: <br /> Complete gut and renovation of an old/outdated <br /> building. Re-use and repurpose. In approaching <br /> the project in this fashion, not only is this <br /> responsible from an energy and landfill <br /> perspective, but the DLNR was able to consider <br /> the project a renovation, and therefore, HRS <br /> Chapter 343 compliance with environmental <br /> impact statements was not required. By <br /> removing the land-use approval requirement, the <br /> overall project schedule was significantly <br /> shortened and planning fees were unnecessary. <br /> Hazardous materials will be removed from the <br /> building. The building will be brought into <br /> compliance with IECC 2015 and other regulatory <br /> codes. <br /> Project Challenges (If Any) and How They Were <br /> Overcome: <br />
