Past Performance and Capacity (cont.) <br /> The existing building had a 5-6 stall sized carport <br /> that attached to the building and straddled a <br /> shared property line. The original scope included <br /> the repair and reroofing of the carport and <br /> building. However, due to building code <br /> requirements, a fire rated wall with protected <br /> openings would need to be provided to separate <br /> the carport from the building. The fire <br /> separation requirements and permitting hurdles <br /> due to the non-conformity of the carport <br /> straddling the property line would significantly <br /> increase the project's budget and schedule. <br /> After meeting with DLNR, it was agreed to <br /> remove the carport completely, which eliminated <br /> the cost and scheduling problem. In place of the <br /> carport, an awning was designed to be affixed to <br /> the exterior wall of the building to provide <br /> protection for employees from the rain. In doing <br /> this, the fire separation was no longer required. <br /> This solution decreased the cost of the project <br /> and shortened the Plan Approval review time by <br /> Hawaii County. <br /> Capacity to accomplish the work in the required <br /> time: <br /> We formed a design team, named a project <br /> manager and prepared a schedule.
