Past Performance and Capacity (cont.) <br /> improvements near the ambulance bay and <br /> emergency department, and currently,the <br /> design of a new administration wing of the <br /> hospital. <br /> Successful Project Elements: <br /> Each of aforementioned projects included <br /> successful elements primarily due to the open <br /> lines of communication between the owner, <br /> client and design team. Another successful <br /> aspect has been the result of the same owner <br /> team, contractor and design team being in place <br /> over the last+/-five years or so. A familiarity has <br /> been formed between the parties resulting in <br /> faster turn-around times on requests and <br /> approvals. The hospitals facility director has <br /> been in the same position for many years, and is <br /> extremely knowledgeable about the facility. He's <br /> actively engaged in the design and construction <br /> process. <br /> Project Challenges (If Any) and How They Were <br /> Overcome: <br /> When we first started work on the hospital, it <br /> became apparent that the facility did not have <br /> adequate design record drawings (as-built <br /> drawings) and that upgrades to the facility had <br /> not kept pace with changes in the healthcare <br /> regulatory environment. To overcome this, with <br /> each project, we schedule adequate time to <br /> perform field observations and measurements to <br /> continue updating a set of in-house record design <br /> drawings. The record drawings are slowly being <br /> updated and have advanced to a point where <br /> they mostly reflect the existing conditions of the <br /> hospital. Addressing code non-conformities <br /> occur on a project by project basis. Being that <br /> the hospital is open twenty-four hours per day; <br /> large portions of the hospital cannot be shut <br /> down in its entirety to address non-conformities. <br /> To overcome this, albeit not the most efficient <br /> manner, non-conformities are being addressed <br /> on a case by case basis. In time, the facility will <br /> be brought into compliance with most regulatory <br /> codes. <br /> Capacity to accomplish the work in the required <br /> time: <br />
