YUEN:It would create a density higher than the Kohanaiki project that <br />was recently approved, but that was more -. ItÓs hard to compare that because in <br />Kohanaiki weÓre dealing with the coastal area. Even Kohanaiki has a mauka area that is <br />currently conservation that corresponds to this parcel. ItÓs the area along the highway. <br />As far as the viewplane, the ApplicantÓs analysis shows that there isnÓt much of a <br />viewplane from the highway here; and I think that is true. I mean, IÓve driven it and <br />looked at it, that most of the property is in a cut, most, that there is -. And IÓm trying to <br />remember the exact details. They do have a viewplane analysis in the application. I <br />checked that writing, and looking, and it seemed to be accurate that thereÓs only a <br />relatively small portion of the frontage along the Queen Kaahumanu Highway where you <br />can see out and see past the road cut that the highway is in. As you get closer to Hinalani <br />Street and when youÓre on the Kohanaiki property, the ground makai starts to drop away <br />and you do have a much more sweeping view. But in the Ooma area paralleling on the <br />highway, you donÓt seem, you canÓt see much makai currently. You may, if they develop <br />this project, you may be able to see the roofs of the taller structures; but even the lower <br />part of the structure should not be visible from the highway. <br />FUKE:Mr. Chairman, could I just add to that? <br />GALDONES:Okay. <br />FUKE:Just a couple of other things. One is that the Applicant had <br />represented and the Director is also reflecting that representation in your Condition 11 <br />which, proposed Condition 11 which talks about a 150-foot natural buffer between the <br />existing edge of the Queen Kaahumanu Highway and the development of the project. <br />The other point is that the application was predicated upon reducing the existing height <br />from its present 50-foot height limit for the Heavy Industrial zone to no higher than <br />40 feet. <br />GALDONES:Thank you, Mr. Fuke. I guess my, trying to figure how to v <br />my question, I guess, is -. I know we are only looking at the mauka area, not the coastal <br />area. I guess my concern is that we arenÓt setting up, that our development of the mauka <br />area, I mean, how can we, if -? You voiced your goal to keep the makai areas open. I <br />mean, is it reasonable that if we allow the development of the mauka area that we arenÓt, <br />that we can keep the, or is there a way that we can keep, you know, put something in it to <br />keep the makai areas open? <br />11 <br /> <br />
