Walua Partners, LLC.: Special Management Area Use Permit Application <br /> I. RECREATIONAL AND VISUAL RESOURCES: <br /> The property does not offer any recreational opportunities for the public. It does, <br /> however, have a swimming pool in the design for the recreational benefit of its <br /> residents and guests of said residents. The proposed development will not adversely <br /> impact any recreational or visual resources to the shoreline and coastal ecosystems. <br /> The view planes of the shoreline towards the property from Ali'i Drive and Queen <br /> Ka'ahumanu Highway will not be impacted as the adjacent lands are already <br /> developed with single and multi-family residences and various landscaping. <br /> J. CIRCULATION: <br /> 1. Existing Roadway: <br /> Access to the property will be from Walua Rd., a County maintained roadway <br /> which has been improved as a condition of the Ali'i Cove project to a 24 feet <br /> wide pavement within a right-of-way width of 60 feet. <br /> 2. Projected traffic and anticipated impacts: <br /> The traffic generated by the proposed 18 residential units and two office spaces <br /> falls far below the guideline suggested by the Institute of Transportation <br /> Engineers that "...a traffic access/impact study be conducted whenever a <br /> proposed development will generate 100 or more added (new) peak direction <br /> trips to or from the site during the adjacent roadways' peak hours or the <br /> development's peak hour". (Traffic Access and Impact Studies for Site <br /> Development, A Recommended Practice, 1991). <br /> K. UTILITIES: <br /> 1. Water: <br /> Water service is available from an existing 10" water line on Walua Rd. <br /> 15 <br />
