A 2.5 <br /> story Wellness Center facility that totals approximately 15,000 sf will also be constructed <br /> and include a spa and fitness area, as well as 130 rental units for overnight stays. The <br /> Wellness Center facility will also include 80 cottages containing 1,2, or 3 bedrooms raging <br /> in size from 650 to 1,400 sf,and 50 bungalows containing 3,4,or 5 bedrooms ranging from <br /> 2,500 to 3,500 sf,the center will also include a 250-stall parking area for guests. Additional <br /> development at this site includes a Sports Center with 4 tennis courts(restored),4 pickleball <br /> courts,2 sand volleyball courts,pro-shop facilities,gym,and swimming pool.The applicant <br /> is also proposing to construct an approximately 1,000 sf amphitheater for outdoor <br /> performances and movies. <br /> Site 5 —Aspen Center: The applicant is proposing to restore the former 4,650 sf Aspen <br /> Institute building to its previous use as a conference and educational center.Additional work <br /> at this site includes the development of 30 retreat units,approximately 1,500 sf in size,to be <br /> constructed as individual cabins for attendees of the renovated Aspen Center. The total area <br /> of this site development is approximately 2.73 acres. <br /> Site 6—Golf Course: The applicant is proposing to restore the existing 18-hole golf course, <br /> which includes a minor realignment of the course fairways to accommodate the new <br /> development. Additionally, the applicant is proposing to restore the existing 2,200 sf golf <br /> clubhouse complex and driving range, the 6,400 sf pro-shop, office, and cart barn facility. <br /> This site will include the restored 50-stall parking area. <br /> Site 7— Punalu'u Coastline Management Area: Approximately 30-acres of the coastal <br /> portion of the overall project area will be dedicated towards conservation and coastal <br /> management activities and will be set aside in a public trust to provide coastal recreational <br /> opportunities, protection of cultural and historic resources/practices, and <br /> protection/management of sensitive natural resources. <br /> 2. Reasons for the Request: The applicant has worked tirelessly with the community to design <br /> a project that revitalizes Punalu'u in a measured way that includes community-based <br /> priorities and design considerations. <br /> 3. Timeframe and Cost: The proposed project is expected to be developed in phases,with the <br /> initial focus on cleanup and repair/restoration of dilapidated and hazardous facilities such as <br /> -3- <br />
