State Land Use District: Agricultural. <br /> 7. County Zoning: Agricultural 1-Acre (A-la) for Parcel 004 and Agricultural 5-Acre <br /> (A-5a) for Parcel 031. The Agricultural zoning district provides for agricultural and very <br /> low-density agriculturally based residential use, encompassing rural areas of good to <br /> marginal agricultural and grazing land, forest land, game habitats, and areas where <br /> urbanization is not found to be appropriate. <br /> 8. General Plan LUPAG Map Designation: Most of the permit area is designated as <br /> Orchard, which are those agricultural lands which though rocky in character and content <br /> support productive macadamia nuts,papaya, citrus and other similar agricultural <br /> products. A small portion of the permit area is designated as Extensive Agriculture, <br /> which are lands not classified as Important Agricultural Land. Includes lands that are not <br /> capable of producing sustained, high agricultural yields without the intensive application <br /> of modern farming methods and technologies due to certain physical constraints such as <br /> soil composition, slope, machine tillability and climate. Other less intensive agricultural <br /> uses such as grazing and pasture may be included in the Extensive Agriculture category. <br /> 9. Kona Community Development Plan (KCDP): The Kona CDP, adopted by the <br /> Hawaii County Council by Ordinance No. 08-131 on September 25, 2008, identifies the <br /> preferred land use pattern for the Kona districts. The subject property is located outside <br /> of the Kona Urban Area and outside of any Rural Town Areas. <br /> 10. Special Management Area (SMA): The permit area is not located within the County's <br /> Special Management Area(SMA) and is situated approximately 1 mile from the nearest <br /> coastline. <br /> DESCRIPTION OF PROPERTY AND SURROUNDING AREA <br /> 11. Subject Property and Permit Area: The subject parcels total over 195 acres of land, <br /> consisting of and land,primarily designated for cattle grazing.
