Project Objectives: The purpose of the project is to amend the size of the previously <br /> approved single-family residence. <br /> 3. Landowner: Punalei Makai Trust. <br /> BACKGROUND INFORMATION <br /> 6. Previous Approvals: <br /> April 29, 1987 - a previous landowner was granted approval to construct an Ohana <br /> Dwelling under Ohana Dwelling Permit OD 87-47. That Ohana Dwelling was never <br /> constructed on the parcel and the permit has remained open. While the current SMA <br /> application included the construction of an Ohana Dwelling under OD 87-47, it was <br /> determined by the Planning Department that a first farm dwelling would be more <br /> appropriate for this parcel and the applicant agreed. Staff notes that the first farm <br /> dwelling is a permitted use on this parcel without the need for additional approvals and <br /> that the Ohana Dwelling could incur additional water and sewer requirements which are <br /> not conducive to this proposed development project. <br /> May 4, 2023 — PL-SMA-2023-000026 was approved by the Windward Planning <br /> Commission to demolish an existing single-family residence and construct one (1) two- <br /> story, 3,788 square foot, single-family residence, one (1) 1,575 square foot first farm <br /> dwelling, one (1) 1,000 square foot stand-alone garage, and related improvements on 9.51 <br /> acres of land situated within the Special Management Area. <br /> STATE AND COUNTY PLANS <br /> 7.
