Liquor Commission <br />Sean's Kitchen LLC <br />dba Sean's Kitchen <br />Page 3 <br />KIND OF BUSINESS: Applicant is currently open and operating out of Suite B6 as a Japanese <br />restaurant and would like to add beer, wine and distilled spirits to its menu. Applicant is open <br />seven days a week from 11:00 a.m. —11:00 p.m. <br />Applicant is not occupying Suite B5, however, is in the process of opening a dine -in restaurant <br />under the dba "Sumo" in the near future. For further information, refer to Exhibit 4 attached. <br />Employment consists of approximately five (5) employees, three (3) of which will be certified by <br />the Department of Liquor Control to supervise the sale, service, and consumption of liquor, with <br />each unit (Suite B5 and B6) having its own Person in Active Charge to supervise the sale, <br />service, and consumption of liquor. <br />KOPIKO PLAZA LEASE: This Kopiko Plaza Lease ("Lease") dated May 1, 2024, by and <br />between Lawrence Lit Wai Chan Revocable Living Trust dated December 24, 1985, and Linda <br />Yee Wah Chan Revocable Living Trust dated December 24, 1985 (collectively "Landlord") and <br />Sean's Kitchen LLC ("Tenant"), commenced on May 1, 2024 and terminating on <br />March 31, 2029, regarding Suite B6, consisting of approximately 2,112 square feet. <br />FIRST AMENDMENT TO KOPIKO PLAZA LEASE: This First Amendment to Kopiko <br />Plaza Lease ("First Amendment") dated January 17, 2025, with the effective date as of February <br />1, 2025, by and between Lawrence Lit Wai Chan Revocable Living Trust dated December 24, <br />1985, and Linda Yee Wah Chan Revocable Living Trust dated December 24, 1985, (collectively <br />"Landlord") and Sean's Kitchen LLC ("Tenant"), includes the additional leased premises, Suite <br />B5, located on the first floor at the Kopiko Plaza and adjacent to Suite B6, which comprises an <br />additional 1,056 square feet (for a total of 3,168 square feet). <br />ZONING: General Commercial / Permitted Use: Bars, Nightclubs, Cabarets <br />SURROUNDING AREA: Survey of the surrounding area reveals that there are no schools or <br />churches within 500 feet of the proposed licensed premises. <br />There is one liquor licensee with the same class and kind within 500 feet of the proposed <br />licensed premises: <br />• Grand 88, LLC dba Pho Kim Anh (REST-G-490) <br />At the present time there are 133 of the same class and 116 of the same kind of liquor licenses <br />being lawfully exercised in the County of Hawaii. <br />SECTION 281-56(6), HRS: The applicant is qualified and has complied with the minimum <br />requirements set forth under Chapter 281, Hawaii Revised St s amended, relative to the <br />making and filing of this application. <br />STACIE T.
