Liquor Commission <br />Big Island Booch Inc. <br />dba The Booch Bar <br />Page 4 <br />LEASE: This Tenant Lease ("Lease") made on September 2, 2014, by and between Designer <br />Meats, Inc., ("Lessor") and Big Island Booch Bar, Inc., ("Lessee"), commenced on July 16, 2015 <br />with an end date of July 31, 2020. Upon the end date of July 31, 2020, said Lease turned into a <br />month -to -month lease, which to date, Applicant has been operating under. <br />INTENT TO LEASE AGREEMENT: Applicant provided a signed Intent to Lease <br />Agreement, entered into on June 30, 2025, by and between Designer Meats, Inc. ("Landlord") <br />and Big Island Booch, Inc., ("Tenant') regarding the proposed licensed premises, <br />230 Kekuanaoa Street, Hilo, Hawaii. The proposed lease term is for a period of three (3) years, <br />commencing on or about July 30, 2025, with an option to renew for two (2) years. A copy of the <br />Lease is forthcoming. <br />ALCOHOL AND TOBACCO TAX AND TRADE BUREAU APPROVALS: Forthcoming. <br />ZONING: Limited Industrial. Applicant received zoning approval from the Planning <br />Department to manufacture hard kombucha as it is considered an accessory use in the Limited <br />Industrial zoned district. For further information, please see Exhibit 3 attached. <br />SURROUNDING AREA: Survey of the surrounding area reveals that there are no churches or <br />schools located within 500 feet of the proposed licensed premises, however, there is one (1) <br />liquor licensee with the same class located within 500 feet of the proposed licensed premises: <br />Hawaiian Ola Brewing Corporation dba Ola Brew Co. (2"d location) — CRAFT-903-B <br />o Ola Brew Co. (2"d location) operates as a restaurant and does not manufacture at <br />this location. <br />At the present time, there are ten (10) of the same class of liquor licenses being lawfully <br />exercised in the County of Hawaii: Out of the ten (10), four (4) of them have other locations <br />under their Class 18 Small Craft Producer Pub liquor license. <br />SECTION 281-56(6), HRS: The applicant is qualified and has complied with the minimum <br />requirements set forth under Chapter 281, Hawaii Revised Statutes, as amended, relative to the <br />making and filing of this application. <br />ZSTACIE T.
