Liquor Commission <br />Big Island Booch Inc. <br />dba The Booch Bar <br />Page 4 <br />On July 2, 2025, Applicant received approval from the Planning Department to microbrew at its <br />restaurant as microbrewing is considered an accessory use in a restaurant and/or bar and is <br />permitted within its zoning of Downtown Hilo Commercial District. Any alcohol Applicant <br />brews at its restaurant can be consumed at its restaurant or sold in growlers for off -premises <br />consumption only. For further information, please refer to Exhibit 3 attached. <br />Applicant plans to remain open seven (7) days a week, with its hours of operation from 8:00 a.m. <br />to 11:00 p.m. Employment consists of approximately twenty-five (25) employees, twelve (12) of <br />which are certified by the Department of Liquor Control to supervise the sale, service and <br />consumption of liquor. <br />LEASE REGARDING 104 KEAWE STREET, HILO (PROPOSED INCREASE IN <br />LICENSED PREMISES): This Lease Term Sheet ("Lease") made on March 1, 2025, by and <br />between Sai Baba Hawaii, LLC ("Landlord") and Big Island Booch Bar, Inc., ("Tenant"), <br />regarding 104 Keawe Street, Hilo, Hawaii, having commenced on March 1, 2025 with an end <br />date of February 28, 2030. This Lease will automatically renew if Tenant or Landlord does not <br />provide written notice of termination of Lease ninety (90) days prior to expiration of Lease. <br />The Department has on file Applicant's leases for its current licensed premises. <br />ALCOHOL AND TOBACCO TAX AND TRADE BUREAU APPROVALS: Applicant <br />submitted its Brewer's Notice (BR-HI-21056) dated May 9, 2025. <br />ZONING: Downtown Hilo Commercial District. <br />SURROUNDING AREA: Survey of the surrounding area reveals that there is no churches, <br />however, there is one school, Connections Public Charter School located within 500 feet of the <br />licensed premises. <br />There are six (6) liquor licenses located within 500 feet of the licensed premises that hold a <br />Restaurant General liquor license; none of which are identified as additional locations of a Class <br />18 Small Craft Producer Pub license. <br />• Bella Pacific Properties LLC dba Hilo Town Tavern (REST-G-747) <br />• Hilo Sunrise LLC dba Moms Hilo (REST-G-837) <br />• JROG, LLC dba Jackie Rey's Ohana Grill Hilo (REST-G-882) <br />• Hatch Enterprises Incorporated dba The Temple (REST-G-929) <br />• Layne T.
