Liquor Commission <br />Morningwood LLC <br />dba Morningwood <br />Page 2 <br />Front door of proposed licensed premises <br />Waikoloa Highlands Center/ Parking <br />KIND OF BUSINESS: Applicant plans to operate seven (7) days a week, excluding <br />Thanksgiving and Christmas day, from 7:00 a.m. — 2:00 p.m., serving wood -fired breakfast and <br />lunch items. Employment will consist of approximately thirty (30) employees, ten (10) of which <br />will be certified by the Department of Liquor Control to supervise the sale, service and <br />consumption of liquor. Applicant will occasionally have live entertainment for special events. <br />SHOPPING CENTER LEASE: This Shopping Center Lease ("Lease"), by and between <br />Morningwood LLC, ("Tenant") and PC Fund I Waikoloa LLC ("Landlord"), dated September <br />25, 2025, and October 1, 2025, respectively, with the Effective Date of October 1, 2025, has a <br />term of one hundred twenty (120) months. <br />ZONING: Village Commercial. <br />SURROUNDING AREA: Survey of the surrounding area reveals that there are no schools, or <br />liquor licenses with the same class and kind located within 500 feet of the proposed licensed <br />premises, however, there is one church, New Hope Waikoloa, also located in the Waikoloa <br />Highlands Center, that falls within 500 feet of the proposed licensed premises. <br />At the present time there are 138 of the same class and 120 of the same kind of liquor licenses <br />being lawfully exercised in the County of Hawaii. <br />SECTION 281-56(6), HRS: The applicant is qualified and has complied with the minimum <br />requirements set forth under Chapter 281, Hawaii Revised Statutes, as amended, relative to the <br />making and filing of this application. <br />
