Liquor Commission <br />Kanikapila Cafe LLC <br />dba Keawe Trading Post <br />Page 3 <br />�Front Door into .7fate YanikapiCa restaurant <br />Entry into ?�eawe Trading �t'ost from Courtyard <br />KIND OF BUSINESS: Applicant would like to operate a small retail store offering local and <br />branded merchandise and specialty items, including local beers and specialty wines and spirits <br />for sale to -go. No alcohol purchased at the retail store will be consumed on -premises. <br />Applicant plans on being open seven (7) days a week from 11:00 a.m .— 10:45 p.m. Applicant is <br />aware that the legal hours of operation to sell alcohol from its retail store is from 6:00 a.m. to <br />11:00 p.m. Should Applicant close its retail store while the restaurant is still open, Applicant <br />will ensure to lock up and secure the alcohol within the retail licensed premises. <br />Employment will consist of approximately ten (10) employees, ten (10) of whom will be <br />certified by the Department of Liquor Control to supervise the sale, service and consumption of <br />liquor. <br />LEASE AGREEMENT: This lease agreement was executed on December 3, 2025, by and <br />between Prestige Investments, LLC ("Lessor") and Kanikapila Cafd LLC ("Lessee"). <br />This lease shall be for a term of five years, commencing on December 3, 2025, and terminating <br />on December 3, 2030. <br />Provided Lessee is not in default, Lessee shall have the right to extend the initial term for three <br />(3) successive periods of five (5) years each, by giving written notice of such election to extend <br />to Lessor no less than six (6) months prior to the expiration of the Initial Term (or the then - <br />current Extension Term, as applicable). <br />ZONING: Downtown Hilo Commercial. <br />SURROUNDING AREA: Survey of the surrounding area reveals there is one church located <br />within 500 feet of the proposed licensed premises, Central Christian Church, and one school, <br />Connections Public Charter School, that is located within 500 feet of the proposed licensed <br />premises. <br />
