Agricultural Lands. The white is Extensive Agricultural. And the kind of orange-ish brown is <br />Rural, and all these subdivisions have been identified in the Rural General Plan designation. <br /> <br />This is a zoomed in photo of the location map. Again, the Kala—Kehena Beach Estates <br />Subdivision. You have the Kalapana-Kaimu Road which provides access to this area, and the <br />subject property which is located between Mamo [sic] Namohala Place and Ki‛i Nani Place. <br />Main access is from Namohala, and alternate access is from Ki‛i Nani. You’ll notice that a <br />majority of the properties are half the size of this property. In 1998, two properties were <br />consolidated to make this one 18,000 square foot property. The other properties are about 9,000 <br />square feet in size. So, this is one of those situations where you have County Agricultural, State <br />Land Use Agricultural, yet you have small residential rural-type lots. <br /> <br />This is an aerial photo. Again for reference, we have Ki‛i Nani Place and Namohala Place. The <br />subject property is identified with a red outline, and the existing dwelling is located on the <br />northwest side of the property. <br /> <br />The Applicant is requesting a Special Permit to allow the establishment of a 4-bedroom bed and <br />breakfast operation within an existing dwelling situated on 18,000 square feet of land in the <br />Kehena Beach Estates Subdivision. The dwelling has been recently renovated to include four <br />bedrooms, each with a bathroom. That will allow two guests per room. The property also has a <br />detached workshop with a bathroom that will be changed to a guest house in which the two <br />proprietors will reside in. <br /> <br />This is a site plan showing the mainly where you have Ki‛i Nani Place on the right side of the <br />map. Namohala Place on the left side. Access is mainly from here, but again access can be <br />provided. Parking, quite a bit of area for parking. The recently renovated dwelling is now three <br />stories, and then you have the detached garage which will be, or workshop which will be <br />converted into a guest house. This is a water tank. <br /> <br />This is the first floor so, again, this is showing the porte-cochre and then the existing dwelling’s <br />kitchen. Second floor and third floor which again has bedrooms on each floor. And a site photo. <br />This is actually standing on Namohala Place looking at the 3-story dwelling with the porte- <br />cochre. And, this is the existing roadway on Namohala Place. <br /> <br />The Planning Director is recommending that the Planning Commission approve this Special <br />Permit recommendation with conditions. Bed and breakfast requests are usually, come with <br />standard conditions. We have added a special condition for this one that says that within one <br />year that the Applicants convert the workshop, get a change of use building permit to convert it <br />to the guest house that they’re asking for. <br /> <br />With that, that concludes our presentation.
