<br /> <br />zoning, and the pink represents Neighborhood Commercial zoning. You have the dark colored <br />General Commercial area which is the Big Island--yeah, Big Island Candies facility. <br /> <br />The pink color that’s just to the north of this property is the complex that’s been built where we <br />have Hawaiian Island \[sic\], Hawaiian Style Café and the different businesses that are operating <br />there. <br /> <br />Okay, this is our General Plan for the particular area. The red represents High Density Urban, <br />and the orange color represents Medium Density Urban which allows for commercial-type uses. <br /> <br />This is an aerial photo with the subject property identified with a red outline. Again, we have <br />Manono Street running in a north-south direction, and Kekūanāoʽa running in an east-west <br />direction with the different types of facilities. There are also some commercial uses that have <br />been approved across the subject property on Manono Street. <br /> <br />The applicant is requesting a Change of Zone from Single-Family Residential – 10,000 square <br />feet, RS-10, to Neighborhood Commercial – 20,000 square feet or CN-20 for 22,000 square feet <br />of land. The proposed commercial building will be used for the new location of the Atebara <br />Chips and Hawaiian Island Gourmet business as well as an additional tenant space for other <br />businesses. This will include the construction of a new 6,300-square foot which will be 35 by <br />180 feet, foot building. <br /> <br />This is a site plan that’s proposed. I apologize for the color of it. It was a little light, but we tried <br />to darken it up. Just for reference, we have Manono Street on the left side of the map, and you <br />can see the entrance area with the parking area as well as the proposed building. <br /> <br />These are some site photos. This is on Manono Street looking towards Kekūanāoʽa and with the <br />subject property on the left. <br /> <br />This is looking the opposite direction towards the north on Manono, and this is the subject <br />property on the right. And, this is looking directly at the current subject property. <br /> <br />The Planning Director is recommending that the Planning Commission send a favorable <br />recommendation with conditions to the Hawaiʽi County Council. <br /> <br />With that, that concludes our presentation.
