<br /> <br />The General Plan designation for the property is Low Density Urban which allows residential <br />density up to six units per acre. And, the property is located in the State Land Use Urban <br />District. Most of the surrounding properties in the Panaʽewa Farm Lots are in the Agricultural <br />District, and many of them are actively being farmed. There’s quite a few orchards in the area. <br />But, all of the lots in the Panaʽewa House Lots which are shown in the pink here are in the Urban <br />District. <br /> <br />This is an aerial photo of the property. Again, the property’s outlined in red in the middle of the <br />slide. This is Mamaki \[sic\] Street just north of the property. You can see a few orchards in the <br />area, and then also dwellings that are scattered about. <br /> <br />The applicant’s requesting a Change of Zone from Agricultural – 3 acres to Residential and <br />Agricultural – 1 acre in order to subdivide the 2.73-acre property into two lots for family estate <br />planning purposes. The applicant plans to build a new single family dwelling on the newly <br />created lot to be used for the home for the applicant’s elderly relatives and to facilitate his heirs’ <br />inheritance. <br /> <br />This is the applicant’s proposed subdivision plan. Makalika Street—I’m sorry, I think I was <br />referring it to Mamaki Street earlier. It’s actually Makalika Street—is shown on the right hand <br />side of the slide. There’s a driveway off of Makalika Street. There’s an existing dwelling on the <br />property currently, and an ohana dwelling just behind that. So, those two structures will be <br />incorporated into the front lot and then a new driveway will be located off of Makalika Street in <br />this area here to access the, the rear lot. <br /> <br />This is a view of Makalika Street looking west towards the highway. The property is on the left <br />side of the slide, and this is the current driveway in this location here. You can see Makalika <br />Street is paved with grass shoulders. This is a view looking east with the property on the right. <br /> <br />And then, this is a view of the single-family dwelling, and the ohana dwelling is behind that. <br />And, again a single-family dwelling. This previous slide here shows where the new driveway <br />access would be located. It would be in this general location here. <br /> <br />The Planning Director is recommending a favorable recommendation be sent to the County <br />Council for this rezone. <br /> <br />MIYASATO: Thank you.
