This is a closer -up view of the property outlined in red. Again, you can see Hawaii Belt Road <br />running through a north -south direction west of the property, and then Honoli`i Place coming off <br />of Pauka`a Drive. And, then, the popular Honoli`i surf spot is located just south of the property. <br />So, the subject property is zoned Single -Family Residential – 20,000 square feet which is shown <br />in the light yellow color. And, then, properties across the highway are zoned Single -Family <br />Residential – 15,000 square feet in the mustard color. <br />The General Plan designation for the property is Open, which is shown in the green color. <br />Normally, residential subdivisions don't occur in Open zoning, but this subdivision was created <br />before the first General Plan was ever adopted so that explains why that's shown as Open. And, <br />then just north of the Open area and to the west is Low Density Urban which does allow for <br />Single -Family Residential uses. <br />This is an aerial view of the property and surrounding area. Again, you have the highway, <br />Pauka`a Drive, and then Honoli`i Place. The property is outlined in red. You can see it is part of <br />a community of about 16 homes that take access off of Honoli`i Place. The property currently <br />has one single-family dwelling on it, and you'll see more photos of the property coming up soon. <br />So, the Applicant originally applied for a 4 -bedroom bed and breakfast operation but has since <br />downsized the request to a 2 -bedroom B&B operation. She's requesting to legitimize the <br />establishment of a 2 -bedroom B&B with an existing 2 -story, 3 -bedroom single-family dwelling. <br />The B&B has been operating since at least June of last year, and two of the bedrooms are used as <br />guest bedrooms. Those are located downstairs, and the property manager resides in the third <br />bedroom on the ground level floor. <br />Self-service continental breakfast is provided to the guests, and three parking stalls are provided <br />on site for guests, and the property manager parks in the 2 -car garage. <br />This is a site plan of the Applicant's request. So, at the top of the slide is Honoli`i Place, and <br />then the driveway comes off on the west side of the property here along the property line, and it <br />goes down into a paved parking area. And, you'll notice a big "x" on the site plan, and that is <br />where Ms. Valdez was originally proposing to construct two more bedrooms for a 4 -bedroom <br />B&B, but, again, she has downsized her request to a 2 -bedroom B&B within the existing <br />dwelling. <br />You can also see on the site plan she notes four parking stalls here, and the garage is located over <br />here. The guest rooms are on the south side of the house. Oops, so, this is a view of the property <br />from Honoli`i Place. It's a—it's a steep paved driveway down to the house and then you can see <br />the garage on the left side and the main home in the center of the slide. <br />This is another view of the house.
