~SY y~ <br /> COUNTY OF HAWAII STATE OF HAWAII <br /> • <br /> ~o.~~ <br /> RESOLUTION NO. 369 t}7 <br /> RESOLUTION AUTHORIZING THE PAYMENT OF FUNDS OF A LATER FISCAL <br /> YEAR AND MORE THAN ONE FISCAL YEAR FOR TWO MULTI-YEAR LEASES OF <br /> REAL PROPERTY FOR THE OFFICE OF THE COUNTY CLERK-ELECTIONS <br /> DIVISION. <br /> WHEREAS, section 10-11 of the Hawaii County Charter requires that any contract, <br /> lease, or other obligation requiring payment of funds from the appropriations of a later fiscal year <br /> and more than one fiscal year be approved by resolution; and <br /> WHEREAS, the Elections Division office is currently located at the Prince Kuhio Plaza, <br /> Suite 655, 111 E. Puainako Street, Hilo, Hawaii 96720; and <br /> WHEREAS, the lease for this office space will expire on December 31, 2007; and <br /> WHEREAS, concerted efforts to contract a new lease at the Prince Kuhio Plaza location <br /> were unsuccessful; and <br /> WHEREAS, office space appropriate for the manifold functions of the Elections <br /> Division is available at the Hilo Iron Works building (1266 Kamehameha Avenue, Hilo, Hawaii <br /> 96720); and <br /> WHEREAS, this resolution authorizes the county to enter into two separate leases; one <br /> for the office space designated as Unit A-1 of the Hilo Iron Works building and the other for the <br /> <br /> office space designated as Unit A-2 of the same building; and <br /> WHEREAS, the County of Hawaii wishes to enter into a five (5) year lease with Martin <br /> <br /> Anderson; Kapoho Properties, Inc.; N. Pi`ianaia; and Yamanaka Enterprises, Inc., for the 2,270 <br /> squaze feet of professional office space, Unit A-l, located in Phase I of the Hilo Iron Works <br /> <br /> building (TMK: (3) 2-2-01-30), at an approximate cost of $4,446.62 (base rent + Common Area <br /> <br /> Maintenance + RE Tax + G.E. Tax) per month; and <br /> WHEREAS, the County of Hawaii wishes to enter into a five (5) year lease with Martin <br /> <br /> Anderson; Kapoho Properties, Inc.; N. Pi`ianaia; and Yamanaka Enterprises, Inc., for the 1,600 <br /> squaze feet of professional office space, Unit A-2, located in Phase I of the Hilo Iron Works <br /> <br /> Building (TMK: (3) 2-2-01-30), at an approximate cost of $2,920.82 (base rent + Common Area <br /> <br /> Maintenance + RE Tax + G.E. Tax) per month; and <br /> WHEREAS, for both leases, as of December 1, 2009, the base rent shall increase by the <br /> sum of the past two (2) yeazs Consumer Price Index (Hawai`i Sector) or replacement standard <br /> <br />
