Hawaii County Code, by changing the district classification (br approximately 45,000 <br />syuarc reef of land from a Single Family Residential (RS-10) to an Industrial-Commercial Mixed <br />(MCX-20) zoned district. The MCX designation allows a mix of industrial and commercial uses. <br />and is intended to provide areas for diversified businesses and employment opportunities by <br />permitting a broad range of uses without exposing non-industrial uses to unsafe and unhealthy <br />environments. <br />fhe rectangular-shaped suhject propert}, owned in tee by Herbert ASegawa , lYust and <br />Kay K. Scgawa_ Trust, is located in Waiakea House Lots on the northwest corner of the Kawili <br />Street/I.aukapu Street inter,.ection. It is currently vacant and undeveloped. <br />fhe applicant is seeking to rezone hvo adjoining parcels of land consisting of 22.500 square feet <br />each to construct two warehouse buildings, one on each lot and separated by a tirewall, and <br />operate them as separate entities. As such, the applicant has no intention of consolidating. Parcels <br />37 and 38. Each building would be approximately 7,000 square feet in sire and consist of a single <br />story. "hhc structure on Parcel 38 would he mainly used for storage, and the other structure would <br />be a combination of a retail/warehouse or an other permitted industrial use. The structure on <br />Parcel 37 would be located approximatel}~ 50 fbct back from the Kawili Street boundarv. 60 feet <br />back from the I,uukapu Street boundary, and 25 feet back from the west property boundary. "fhe <br />_'4-stall parking area, includin~~ a handicapped stall will be located at the front of the building on <br />the Kawili Street side with a tvvo-w<q traffic circulation. 'I~he site plan rcllects two accesses I~x <br />two-way traffic, one at the southwest corner of the parcel from Kawili Street and the other at the <br />northeast corner to I,aukapu Street. On parcel 38, the building would he located approsimatcl}~ <br />60 feet IFom the Laukapu Street boundary. 50 feet from the north propert}' boundarv and 25 feet <br />horn the west property boundary. <br />fhe Slate Land Use District designation is Urban. The Ll IPAG Map designates the area ~~>r <br />Industrial uses. "I'he 1989 General Plan comprchensi~'e review allowed limited expansion of <br />Industrial uses into this area of the Waiakea House Lots. Thereti~re. the boundary of the Industrial <br />i~rca designation espandcd from the Kanoelehua Industrial Subdivision to the borders of Manono <br />Street, Lanikaula Strcct and to hanoelehua Avenue. <br />
