Mooers, at Ouli. South kohala. I lawaii 'fMk: 6-2- <br />1 1 :19 reports us ~~~Ilows: <br />Rill No. 12 ± amends Section 35-8-7 (North and South Kohala Districts /,one Map), Article 8, <br />Chapter? ("Coning Code) of the Hawaii County Codc, by changing the district classification ibr <br />approximately 5 acres of land ti~om an Agricultural (A-Sa1 to a Residential and Agricultural <br />(RA ?a) zoned district. <br />The somewhat rectangular-shaped subject property, owned in lee b~ David C. andDorinda S. <br />Hamilton_ and Craig "h. and Ronnie R. Paultler. is located in the Anekona I~states Subdivision on <br />the south side of Kanehoa Street. 'fhe owners have consented to the request to subdivide the <br />property into two lots approximately two acres in size. The property is currentlyCPR'd into two <br />units. and once the subdivision is approved, the CPR will be eliminated. "hhe applicant intends to <br />construct ^ dwelling on one of the proposed lots. <br />The State Land Use Designation is 4gricultural and the joint bill is seeking to change the zoning to <br />Rural. 'I~he LUPA(; designation is Extensive Agricultural. Althoughohana dwellings arc <br />permitted in the SLl ~ Rural designation, the subdivision's restrictive covenants will prohibit ohana <br />dwellings. <br />l~hc property is not situated within the Special Management Areu as it lies sis miles From the <br />nearest coastline. <br />Surrounding lands arc located within the State's Agricultural and Rural Districts and in the <br />Count}~s Agricultural (A-5a) and Residential and Agricultural (RA-?a) zoned districts. l~hc <br />Kanehoa Subdivision lies immediately cast of the 36-lot Anekona I?statcs Subdivision. "fhe 10-lot <br />Kamucla Plantations Subdivision lies further cast, and the 26-lot Waimea Landmark I{states <br />Subdivision lies north across the Kawaihae Road. 'these subdivisions include vacant lands. mixed <br />residential uses. and few residential liericultural uses. <br />fhe Land Study Bureau classifes the soil as "I'`~ or "Very Poor°. "hhe l i S Soil Survcv classifies <br />the soils as Puu Pa extremely stony eery tine sandy loam with moderately rapid permeability. <br />medium runof7and moderate erosion hazard. which are used for pasture. <br />
