The subject property is located to the <br /> north (makai) of Old Mamalahoa Highway approximately 270 feet east of its intersection with <br /> Milo Street, Por. of Humu`ula and `O`okala, North Hilo, Hawaii, TMK: (3) 3-9-001:024. <br /> APPLICANT'S REQUEST <br /> 1. Request: The applicant is requesting the following entitlements to facilitate the development <br /> of a four(4) lot subdivision: <br /> • PL-REZ-2023-000041: Change of Zone from an Agricultural (A-20a) zoning district <br /> to Agricultural (A-5a) zoning district for 20.027 acres of land in order to create a four <br /> (4) lot subdivision. The proposed A-5a zoning would allow for up to 4 lots to be <br /> created on the subject property. According to the Zoning Code, the Agricultural <br /> zoning district provides for agricultural and very low density agriculturally-based <br /> residential use, encompassing rural areas of good to marginal agricultural and grazing <br /> land, forest land, game habitats, and areas where urbanization is not found to be <br /> appropriate. Requirements for establishing a land use in the A zoning district, <br /> including a list of the variety permitted land uses, are shown in Section 25-5-70 to 77 <br /> of the Zoning Code. (Planning Department Exhibit 1 — Zoning Code <br /> Requirements for Agricultural Districts). <br /> • PL-SMA-2023-000029: Special Management Area Use Permit to allow for the <br /> development of a four(4) lot agricultural subdivision on 20.027 acres of land in <br /> preparation for the future development of individual building sites that may <br /> accomodate a farm dwelling or other structures or uses associated with A-5a zoning. <br />
